For fire detection and alarm systems it is recommended that it be maintained by a competent provider twice a year at a minimum to comply with BS 5839-1

Extended - Every 5 years.

Electrical Installation

Condition Reports

To comply with BS7671 Condition reports need to be carried out.

The durations vary dependant on the type of premise and the condition but most commercial properties will be every 5 years

*Up to 10 circuits & 1 Distribution Board

Emergency Lighting

3-hour emergency lighting test every 12 months to comply BS5266-1:2016


*£125 up to 20 Emergency Light Fittings*

If you employ 5 or more employees a written fire risk assessment is required. If you employ less than 5 employees, the fire risk assessment does not require to be written down unless the property is a licensed premise or following an instruction from your Local Fire Authority following a potential visit
