Fire Safety Services in Colchester
Fire First is a Chelmsford-based fire safety company helping businesses, landlords and managing agents in Colchester, Stanway and the surrounding area meet their fire safety duties. Colchester is about [35-45 minutes] from our base along the A12, so we can attend sites across the city with planned visits. Our services include:
Fire safety for a historic city with a large rental market
Colchester has a mix that most Essex towns don’t. The city centre is full of older and period buildings, often converted for shops, restaurants, offices and flats, where layouts, timber construction and escape routes need careful assessment. It also has a large student and professional rental market around the University of Essex and the city centre, which means a lot of HMOs, shared houses and converted flats.
For landlords and managing agents, that means communal areas, flat entrance doors, alarm systems and emergency lighting are central to compliance. We can assess these in one visit and give you a clear, prioritised action list.
Industrial estates and business parks
For commercial and industrial premises, we cover sites on estates such as:
-
Severalls Industrial Park, Colchester’s principal industrial location north of the city centre, beside the A12/A120 interchange
-
Colchester Business Park, which sits alongside it and includes office developments such as those on Newcomen Way
-
Whitehall Industrial Estate, south of the city centre
-
The Cowdray Centre, on the edge of the town centre
-
The Colchester Business and Seedbed Centre on Wyncolls Road
-
Tollgate Business Park and other business areas in Stanway
Warehouses, trade counters and light industrial units each carry their own risks, from stored materials and electrical loads to alarm coverage across large floor areas. We assess every premises according to how it is actually used.
Areas we cover
Colchester city centre, Stanway, Lexden, Mile End, Highwoods, Greenstead, Wivenhoe, Marks Tey, Tiptree, West Mersea and Coggeshall. [Edit to match where you’ll genuinely work.]
Common questions from Colchester landlords and businesses
Does my HMO need a fire risk assessment?
Landlords of HMOs generally have fire safety duties covering the shared areas, and licensed HMOs often have specific fire safety conditions set by the council. We can assess the property and tell you what applies. Check your licence conditions as well, since they can add requirements.
I operate from an older or listed building. Does that change anything?
The Fire Safety Order applies in the same way, but older buildings often need more careful assessment because of their construction, altered layouts and limited escape routes. Any recommended works should be planned with your conservation requirements in mind.
Who is responsible for fire safety in a unit on a business park?
It’s normally the Responsible Person, meaning whoever has control of the premises. Tenants and landlords can share responsibilities, so your lease is the first place to check. We can help you work out who is responsible for what.
